1. Customize your Tourbuzz Account

1.1 | Update your Tourbuzz Agent Profile Information

Tourbuzz makes it easy to update the following information via your Client Panel:

  • Personal Information: phone / email / web address / agent license number / disclaimer / Tourbuzz Username
  • Profile Photo (a square image of 200 x 200 pixels works best)
  • Broker or Company Name / Address
  • Broker or Company Logo (400 x 200 pixels). NOTE: a “.png” file type will look the best due to its transparent qualities.
  • Assistant Email Addresses (to receive notification when New Tours & Photos are available)

To make any changes in your Tourbuzz profile, follow these steps:

  1. Login to your Client Panel
  2. At the top-right, hover over “My Account” and click “Profile Settings” (see image below)
  3. Make your changes
  4. Click the “save changes” button at the bottom
  5. Then view one of your Branded Tours to see how the changes look

1.2 | Link your YouTube Channel to your Tourbuzz Account

There is a one-time set-up to connect your YouTube Channel to your TourBuzz Account, so that you can convert your Tours to Video’s and have them automatically posted to your YouTube Channel.

First, you need a Google Account and YouTube Channel — check-out YouTube’s Create a new channel guide for help…

Second, keep your YouTube/Google account open in one tab and login to your TourBuzz account in another tab.
then, navigate to the “YouTube Setup” page under the “My Account drop-down (see image below), and follow the instructions on the Tourbuzz page to link your YouTube account to Tourbuzz.

1.3 | Host your Tours on your Domain Name | Tours.YourWebAddress.com/123456

Your Virtual Tour Websites are now hosted on a convenient “short url” (e.g.: TourHo.me/123456) that you can Share, Email, Print on Flyers & For Sale Signs etc.

As an optional step, you can easily have your Branded Virtual Tour Websites appear on YOUR Web Address — for example:

 Tours.YourWebAddress.com/123456

Thus, creating a a richer branding experience for your clients, potential clients & buyers who see your Virtual Tour Websites, and driving traffic back to your primary website. Think about it… every time you post a Virtual Tour Website link on Facebook (or other social sites), your Domain Name is visible alongside your Tour Content.
Note, your Unbranded Virtual Tour Website links can remain on the “Tourbuzz.net” URL to comply with the MLS’s branding restrictions.

No content is physically hosted on your Domain Name, the content remains on Tourbuzz’s lightning-fast servers. so there are no added data costs for you.

Easy Steps to Host your Tours on Your Domain:

If you have any experience using your Domain Providers Website (for example: GoDaddy.com), the steps are easy… and even if you don’t have experience, find someone who does to help you, or slowly go through the step-by-step instructions and you will work this out:

  1. login to your Domain Hosts website. Your Domain Host is (usually) the Company that you pay to renew your domain name each year
  2. create a “Tours” sub.domain on your primary domain — “Tours.YourWebAddress.com”
  3. point that “Tours” sub-domain to Tourbuzz’s servers
  4. email me to let me know that steps 2 & 3 are done, then i’ll get Tourbuzz set-up the rest.

Tourbuzz provide step-by-step instructions to do this and have custom instructions for several of the major Domain Hosts, like GoDaddy & Network Solutions.

2. Edit & Optimize a Virtual Tour Website

2.1 | Add / Change 3x Tour Headings

Tourbuzz provides you 3x Free-text Heading Fields to utilize to position your Listing to Potential Buyers & draw-out key features. See below to show where each of the 3x Headings populate in your Virtual Tour Website.

Here are a few examples of you you can use these Heading Fields:

Add / Change Heading Fields

  1. Login to your Client Panel and select the relevant Tour from amongst all of your Tours
  2. click the “Edit Tour” icon
  3. Select the “Tour” tab
  4. Now you have access to the 3x heading fields panel (see image below)

TIP: Keep your Headings Short so they won’t wrap-over 2 lines

A note on Branding…

The 3x Heading fields will populate on the branded and unbranded versions of your Tours, so be sure to NOT include branded information here in-order to comply with the MLS’ policies.

2.2 | Add your Written Description of your Listing to your Tour

You take the time to write a written description for your listing for the MLS, so simply Copy + Paste your text to your Tour.

  1. Login to your Client Panel and select the relevant Tour from amongst all of your Tours
  2. click the “Edit Tour” icon
  3. Select the “Tour” tab
  4. Now you have access to “Property Description” panel (see image below)

There is ample room, so strip-out the “agent speak” abbreviations and add all the details you desire. You can also format the Property Description field with the text editor — use bold & italics, change font size, add lists, add links to neighborhood information etc.

A note on Branding…

 The Property Description field will populate on the branded and unbranded versions of your Tours, so be sure to NOT include branded information here in-order to comply with the MLS’ policies.

2.3 | Select your 8x Highlight Reel Images / Video Clips (COMING SOON)

2.4 | Add / Change Image Captions
  1. Login to your Client Panel and select the relevant Tour from amongst all of your Tours
  2. Click the “Edit Tour” icon
  3. Select the “Media” tab
  4. on the right-hand-side below the “Photo Details” heading, change or add text in the “name:” & “description:” fields (see image below):

 

Once you re-fresh your browser, the Photo Captions will display on the Photos in your Tiour — see example below:

 

2.5 | Change the Order the Images appear in your Tour Gallery

Your Tour will come ordered in a way to guide potential buyers through the home. However, if you want to change the order of the images, simply drag-and-drop the images to the desired order with your cursor.

  1. Login to your Client Panel and select the relevant Tour from amongst all of your Tours
  2. Click the “Edit Tour” icon
  3. Select the “Media” tab
  4. simply drag-and-drop the images to the desired order with your cursor, changes will be saved automatically

 

2.6 | Add a Photo or Video Clip to a Tour

Sometimes a home owner will have a few images of their home that could be worth including in a Tour to bring the home to the market. With Tourbuzz, it is easy for you to add a Photo OR a Video Clip to an existing Tour.

  1. Login to your Client Panel and select the relevant Tour from amongst all of your Tours
  2. Click the “Edit Tour” icon
  3. Under the “Media” tab, click “Select Files” (see image below) and then navigate to the photos or video clips you want to include
  4. Once the files are uploaded, Tourbuzz needs to process the images, this may take a few minutes.
  5. Once processed, you need to drag-and-drop the new images to their desired place in the Tour (new media appears at the end by default) + change the Photo or Video Captions (new media captions will be the file names of the photo or video clips) — conveniently, all of this also happens on the “Media” tab
  6. Launch or re-fresh your Tour to see your Photos and/or Video Clips added to your Tour!

2.7 | Remove an Image from a Tour

Typically I provide photos of the whole home. If there is an image you don’t want shown in the Tour (like the backyard shed in the pictured example), you can remove it from the Virtual Tour Website.

  1. Login to your Client Panel and select the relevant Tour from amongst all of your Tours
  2. Click the “Edit Tour” icon
  3. Select the “Media” tab
  4. Click on the image in question in the Media tab, a blue selection border will display
  5. If you don’t want the Backyard Shed Image shown in the Tour, you can can remove it by checking “neither virtual tour nor gallery”

2.8 | Choose a Music Track for your Tour OR Turn the Music OFF

Tourbuzz gives you 60+ music tracks to choose from, so you can select the perfect tune to accompany your listing. If you prefer, you can also choose to turn the music OFF.

Here are the steps to choose your Music Track:

  1. Make sure your audio on your computer is turned on! If the audio is muted, you won’t be able to listen to the 60+ music selections
  2. Login to your Client Panel and select the relevant Tour from amongst all of your Tours
  3. Click the “Edit Tour” icon
  4. Click the “Tour” tab
  5. On the right-hand-side, you will see “music:” with a drop-down menu below it (see image below)
  6. The first selection is [no audio], select this to turn the music OFF.
  7. To sample some of the 60+ available tracks, click on the track name, and wait for just a few seconds until the track starts playing. If you are happy with the selection, Tourbuzz will automatically save your selection.

2.9 | Adjust the Transition Speed of the Images in a Tour

By default your Tour will display images for 3 seconds before automatically transitioning to the next image. However some clients prefer a slower-paced Tour. Here’s how you can adjust the speed of your Tour.

  1. Login to your Client Panel and select the relevant Tour from amongst all of your Tours
  2. Click the “Edit Tour” icon
  3. Select the “Tour” tab
  4. Click on “Media” heading on the right-hand-side
  5. Enter a Custom value in seconds for how long you’d like each image to display

If you prefer a certain speed for every tour, let me know and I will change your customer preferences so all of your Tours are displayed at the pace you prefer. Tour speeds are also influenced by internet connection speeds and server traffic, so if your Tour seems slower at a particular time, it is usually an internet related issue.

3. Promote your Listing with your Virtual Tour Website

3.1 | Add your Branded & Unbranded Tour Links to the MLS Database

The Local MLS’s that I serve in the Michiana Area allow you to add your Branded + Unbrabned Tour links to fields in the MLS database for each Listing. By doing this, your Virtual Tour Website links will syndicate wherever your listing information is syndicated. Copy & Paste each link (Branded & Unbranded) from your Photo & Tour delivery email into the appropriate fields in the MLS database listing.

I suggest you monitor where the links end-up. Branded links should end-up, for example, in your listing on Zillow (see image below for link placement). Some Broker IDX’s will show your listing with Unbranded Links, other Broker IDX’s will not display your Tour links.

3.2 | Syndicate your Branded Tour to Realtor.com

realtor-com-syndicate-virtual-tour-linkIf you subscribe to Realtor.com’s Showcase Listing enhancements, you can post your Branded Tour links to your Listing Page.

Tourbuzz have updated their system to syndicate your Branded Tour links to Realtor.com.
All YOU have to do is add the MLS Number into your Tour…

  1. Login to your Client Panel and select the relevant Tour from amongst all of your Tours
  2. Click the “Edit Tour” icon
  3. Click the “Map/MLS” tab
  4. On the right-hand-side, you will see “MLS INFORMATION” [see image below] — simply select which MLS your listing is in (eg: South Bend MLS) and add your MLS number, then wait for the Tour to Save.
    I notice that many agents incorrectly copy & paste the MLS number, so make sure all the digits are pasted and no extra characters are included, otherwise the syndication will NOT work.

3.3 | Add Your Best Tours to your LinkedIn Profile

You spend good money on Professional Photos, Virtual Tours & Floor Plans — so get the most out of your investment!

LinkedIn.com has a great feature that allows your to Showcase your Tours to your Connections on LinkedIn in a very visible way.

The 2 Home Images are links to these Sample Virtual Tours — example comes from my LinkedIn profile.

To add your Branded Tour Link to your LinkedIn profile, follow these simple instructions from LinkedIn.
I would also recommend tailoring the text that will appear below the image as I have done in the example above, except the Tour is provided by you!

To get some visibility for your latest listing, you could also use this feature on LinkedIn OR you could use LinkedIn’s “Share an Update” feature.

3.4 | Post your Tourbuzz Tour to your YouTube Channel

YouTube is the worlds’ second largest search engine (behind Google) and having a branded Video of your Tour on YouTube is highly visible to Search Engines, allowing your Listing to be bumped-up the search results.

Posting to YouTube also offers you the following advantages:

  • its another tool in your Marketing Toolbox — it will impress your Clients and could help you win prospective clients
  • having your own YouTube content creates another social media channel for you to share information and gather followers
  • posting to YouTube can drive visitors to all of your Tours

YouTube Limitations…

However, in my opinion, having a Video of your Listing’s Tour on YouTube is also limited in its effectiveness as the primary way a potential buyer will find the Video in a search is by searching for the homes’ address. The question then becomes, how many potential buyers are searching for a specific address or street?

The effectiveness of your Video will improve if your listing has a location feature that is more likely to be searched, for example:

  • the listing is located in a sought-after sub-division:  “Shamrock Hills”  “Covington Shores”  “The Sanctuary”
  • the listing is located on a Lake, Beach or Golf Course:  “Diamond Lake”  “Knollwood Country Club & Golf Course”  “Eagle Lake”  “Grand Beach”
  • the listing is convenient to: “The University of Notre Dame”  “Mishawaka Shopping”  “Downtown South Bend, Memorial Hospital, Saint Mary’s College”

So, perhaps, experiment with posting to YouTube with some of your listings and see what results you get.

2. Request a Video Export of your Tour

Before you order your Video, make sure the Tour is exactly the way you want it:

  1. arrange your photos in the sequence you want them

  2. add your written description & MLS number as that information will populate the YouTube description. Make sure you include the searched after features in the written description – e.g.: Located on beautiful Diamond Lake  or  Walk to the University of Notre Dame

  3. choose an appropriate music track for your Tour (or turn-of the music), as the music will also appear on your YouTube Video

When the Tour is ready, in your Tourbuzz account select the specific Tour you would like a Video for, then navigate to the “Video” icon and simply click the “Request a Video” button (see image below).

What happens next… I receive notification to order the video for you. When the video is ready you will receive an email notification. If you completed the YouTube Setup (as described above), you will receive a YouTube link to find your Video automatically posted to your YouTube Channel. Additionally, you will be provided with a link to download the video so it can be uploaded to other websites (Realtor.com, Zillow, Trulia etc). As the Tour is on your YouTube Channel, you can edit the information there if need be. View the written description under this Tourbuzz YouTube example to see what information TourBuzz sends to YouTube for you, click the “Show More” divider under the first lines of text.

4. What to do with sOLD Virtual Tour Websites?

4.1 | Why you should Deactivate sOLD Tours (+ get them back if you need them)

The internet is full of Virtual Tours of houses that are no longer for sale — while the listing may drop-off the MLS when you mark it as sold, the Tour remains online forever…

Three reasons why you should deactivate your sOLD Virtual Tour Websites

  1. to maintain the privacy of the new owners of the home you listed. Most new home owners don’t think about this, but the inside of their home (and the floor plan!) may be fully visible via the Tour that you created to sell that home. Not only is this a little creepy, but it is a huge security threat!
  2. deactivating old Tours will remove the clutter from your active Tours as viewed through the “view all my tours” link on each Tour + the webpage that contains a list of all your Tours [see example], allowing potential buyers to find your Active Tours.
  3. deactivating an old Tour will stop the monthly statistic emails being sent to your inbox

One reason NOT to deactivate some of your sOLD tours…

You need to keep active your best listing Tours in various price brackets to showcase to potential clients as part of your portfolio.

  1. Login to your Client Panel and select the relevant Tour from amongst all of your Tours
  2. Click the “Deactivate Tour” link on the top-righthand-side [see image below]

Re-activate a deactivated Virtual Tour Website

When you deactivate a Tourbuzz Tour, the Tour is no longer available on the internet, but the photos and Tour itself are not deleted, they are kept on the Tourbuzz server, and can be reactivated without charge, at any time. So, if you have to list the home you sold again, you can resurrect your deactivated Tour to the internet. You however cannot reactivate a Tour yourself through your client panel, rather contact me to do this for you.

4.2 | Build a Portfolio of your Best Listing Tours

The money you invest in professional photography & your Virtual Tour Websites is NOT just for getting that particular home sold. Leverage that investment to promote yourself as a Real Estate Agent and win more Listings by showing-off what you can offer a potential client.

Build a Portfolio of your best Virtual Tour Websites for the various markets you serve: high-end, mid-range, low-end homes; acreage properties; Downtown Condos; Lake Homes etc.

Then, add those “Portfolio Tours” as links on your website & social media profiles + email those link to prospective clients.

  • Provide potential listing clients with Tour examples to showcase how you can bring their home to market (and to showcase your success!)
  • Success Story Tours will be visible among all of your active Tours via the “view all my tours” link on each Tour
  • Plus, wherever you have used the Tour link to promote the Listing [Just Listed Postcard, Social Media Sharing, in a blog post etc], that promotional channel remains active to tell the story of your success.
